Behind the Build: What It Really Takes to Create a Beauty & Wellness Coworking Space in Durham

Building MNK Suites has been one of the most exciting—and eye-opening—journeys of my entrepreneurial life. When I first received the keys, I imagined a modern coworking space where beauty professionals, wellness practitioners, and holistic healers could grow their businesses with confidence.

But the truth is… creating Durham’s next beauty + wellness coworking hub takes vision, planning, construction walks, contractor meetings, plumbing lines, measuring, re-measuring, and more paint swatches than I ever expected.

This post gives you a behind-the-scenes look at what it really takes to build a suite-based coworking business from the ground up.

Phase 1: From Vision to Layout

The first step in building MNK Suites was designing a space that supports both beauty and wellness professionals. Our layout includes:

  • 10×10 , 10x12, 12x15 suites

  • A Premier Suite with full equipment

  • Spacious ADA-compliant hallways

  • A shared breakroom

  • Laundry Facility

  • A welcoming client waiting area

Each suite is being built with functionality in mind—Wi-Fi access, strong electrical layouts, hot water where needed, clean plumbing design, and modern lighting that makes both professionals and clients feel comfortable.

Phase 2: Contractors, Quotes & Construction Decisions

Construction is the part no one talks about, but it’s where the real work happens. My daily routine involves:

  • Comparing contractor quotes

  • Meeting with plumbers, electricians, and my general contractor

  • Testing flooring options

  • Reviewing paint colors under different lights

  • Ensuring city and code requirements are met

  • Planning for access control and security systems

It’s not glamorous, but it’s necessary—and every detail brings MNK Suites closer to opening day.

Phase 3: Pre-Opening Operations Begin

As of November, MNK Suites has officially entered the pre-opening stage. Utilities are now active, including:

  • Electricity

  • Water

  • Wi-Fi + business phone line

I’m now tracking operational expenses, construction invoices, and monthly utilities while monitoring everything happening in the space. This is where MNK Suites shifts from a dream to a functioning business preparing for tenants.

Phase 4: Preparing for Future Suite Renters

I’m excited to share what will be available for beauty and wellness professionals once MNK Suites opens its doors. We will offer:

  • Standard Suites – You bring your own equipment

  • Premium Suites – Customizable with owner approval

  • Luxury Suites – Fully furnished with premium décor

  • Optional equipment rental add-ons

  • Secure 8 a.m.–8 p.m. automated building access

  • 24/7 key fob entry for renters

  • Free Wi-Fi and utilities

  • A clean, modern professional setting

  • A supportive, community-centered atmosphere
